KitchenWhat is Modular Housing?                                             It is a highly engineered method of producing homes in an efficient and cost effective manner. Modular homes are engineered and constructed in a controlled environment of modern manufacturing facility.

What standard are modulars built too?                           Our modular homes are built to the North Carolina Residential Building Code.  All site built projects also adhere to these same standards.

Do manufactured homes pass any sort of inspection or are they held to any standard?
Unlike site-built homes, all manufactured homes are built to the U.S. Department of Housing and Urban Development (HUD) Code, with each home going through a rigorous inspection process before being certified and sold.  2007 marked the 31st anniversary of the HUD Code.  This Code regulates home design, construction, strength, durability, fire resistance, and energy efficiency.  It also sets standards for heating, plumbing, air conditioning, thermal, and electrical systems.  Inspectors, known as PIA's (Primary Inspection Agencies) actually monitor construction of the homes as they are built in the factories.

How does the purchase price of a modular or manufactured home compare to site-built homes?
Manufactured homes are typically 20% to 50% less than comparable site-built housing.

Do I have many options in floor plans, size, and price?
Yes, although different regions may have rules and regulations effecting this question, Fleetwood has over 1000 floor plans of manufactured homes, with multiple options for many of them.  The size we can provide for you varies from approximately 1,000 to over 3,500 square feet, with varying floor plans that can include living rooms, dining rooms, family rooms, fully equipped kitchens, utility rooms, luxurious master baths and from one to five bedrooms.

Do I have to order a home or can I buy one that is already built?
You get to customize your home the way YOU want it. We are here to help you decide on all the details of your dream home.  

Will I need to arrange for on-site improvements?
We will work with you to insure that your lot is ready.  You may be able to do the work yourself, but we have contractors we use who are experts in the precision necessary in placing a modular or manufactured home.  We have contractors available to build decks, garages, and porches
